Up for auction, we are offering this 3 bedroom, 2 bath Historic Victorian home located at 500 North Street in Blockton, Iowa. The house was built in 1900 and is one of the native houses to the community. This home sits on 4 acres of land M/L with several mature trees for lots of shade. The home has the ORIGINAL natural woodwork and wood floors plus a beautiful open stair case and a built in china hutch. The home should be considered a fixer upper since there are some things the need to be repaired, however, the home has had recent updates to the bathrooms and the kitchen, plus new carpet in the living room. Blockton is a south western Iowa town of approximately 200 people. The house sits on 4 acres M/L. Part of this lot is covered with timber and brush but with some hard work could be cleared out to run some horses or livestock on.

This house is a fixer upper and does need work. The home has so much character. The exterior of the house is painted pink. The roof over the main portion of the house has recently been replaced. The smaller portion of the roof over the kitchen has not been replaced and needs to be replaced. From my inspection, it doesn’t appear to be leaking anywhere inside the house.. A new deck was built off of the front door. There is a back porch, however, it could stand to be replaced. There is some really nice original woodwork on the outside of the home as well. The outside entrance to the basement needs to be repaired, however, there is an inside entrance to the basement. The home is perched on a small hill and its character really makes it stand out. This would be a home anybody would be proud of.

The interior of the home consists of several different rooms. The downstairs has a kitchen, large dining room a large living room and a bathroom. The upstairs has 3 nice sized bedrooms and a bathroom. The prior owners turned the downstairs bedroom into a really nice sized bathroom. As stated earlier, the bathrooms have been updated with a new tub/ shower and vanity’s. The kitchen has also been updated with new cabinets and countertop as well as new flooring. All of the work has been done for you in these areas. There is some BEAUTIFUL ORIGINAL woodwork in this home and we tried to capture this woodwork in the pictures below. There is a nice sturdy open staircase and a built in china cabinet. These features are Rare and hard to find in any home in this good of shape. The hardwood floors are all in good shape as well. The woodwork around the windows and room entrances are all extremely nice. I am not sure what kind of wood the woodwork is but it is impressive. There is a newer front door and newer side door as you enter the home. The living room has new carpet in it and is a large sized room. The 3 upstairs bedrooms all are nicely sized with the original hardwood floors. Each room in the house has hardwood floors with the exception of the kitchen and dining room. One of the great things about this home is that all of the rooms are nice sized. The electricity was on in the house and did work. It is currently turned off. I have not used the plumbing or had the water turned on so I can’t guarantee whether the plumbing works or not, but I would guess that it does. The prior owners put in a baseboard heating system, I have not had it on so I can’t guarantee whether it works or not. There is also a furnace downstairs, but I don’t believe that it works. The home has a partial basement where the furnace is located.

Even though a lot of work has been done on this house, it is still a fixer upper. It is my opinion that you can live in the house while you do the repairs. I do not guarantee anything about the house and is sold AS IS, WHERE IS. There might be some work that needs to be done that I am not aware of. It would make a wonderful house to live in, rent or to fix up and resell. Blockton offers the peacefulness of small town living and is only approximately 2 hours from Omaha, Nebraska, Kansas City, Missouri and Des Moines, Iowa. Blockton is approximately 15 miles from Bedford, Iowa and is also approximately 45 miles from Maryville, Missouri which is a town of approximately 10,000. Industrial Sawmill in Adirondak Park – Stratford, NY

Available to the highest bidder a large production sawmill located on 22 acres in the southwest of the Adirondack Mountains, Stratford, NY, Fulton County on Emmonsburg Road. This property has two parcels; the parcel on the east side of the road has 15 acres, the main buildings are located on this parcel. The other parcel on the west side of the road has 7 acres.

Contained on these parcels is a beaver pond, beautiful views of the East Canada Creek and the wild Adirondack Forest as its other borders. The property abounds with hiking trails for wildlife that includes deer, bear, beaver, partridge, moose, mallards, loons, bald eagles, hawks, owls and more. The East Canada Creek is a tributary to the Mohawk River that flows to the Hudson River and eventually into the Atlantic Ocean in New York City. It is known for its fine fishing with many cold water stream fish. It’s great for fly fishing. The noise level is mostly from the loons, geese and bull frogs. See local Photos!

Within 10 minutes of the property, you will see Crystal Lake, Pleasant Lake and Long Lake. Within 20 minutes are Third and Fourth Lake and Indian Lake and only 25 minutes from the property is Caroga Lake, Pine Lake and Canada Lake. Piseco Lake is 30 minutes away. This is a great property. The area supports the largest snowmobile association in NYS called the Salisbury Ridgerunners. Within 10 miles is the largest natural beaver preserve in NYS, known as Beaver Sprite. Although only 30 minutes from the NYS Thruway Little Falls exit, it seems like it is another world of natural beauty and tranquility.

The sawmill was started in the 1940’s by the Helterline family. We purchased it from them when they retired. We successfully ran the mill from 1990 until 2001. It provided us with a quality product and a steady income for many years. When we first started running the mill, it provided us with lumber for our own use while we built and remodeled property we own in the Mohawk Valley. We later opened a retail lumber yard in Little Falls known as Mill Street Lumber and then expanded to Herkimer and opened a much larger retail lumber yard known as Herkimer Lumber. We also did a lot of our own logging plus buying logs from local loggers.

The sawmill was designed as a production mill producing over 20,000 board feet of lumber/shift. It is set up as a four man operation with the log operator also doing the debarking. The next operator is the sawyer, who controls the dimension of the log being cut using a vertical edger and a four foot main saw and three foot top saw (allowing for logs up to 4′ in diameter). The next operator controls the trim saw that cuts the lumber to size. With the lumber falling on the grading platform, it can be sorted by the stacker or graded in the case of hardwood.

The saw mill operation is powered by a large Caterpillar Generator Set (Gen Set) in a separate building. The Gen Set at time of purchase was the largest manufactured for industrial application and has less that 1,100 hours of use. All of the industrial equipment is designed to use 480 volt 3 phase power. The mill also had an inverter that converts energy for all other application such as lights, 220 motors, compressors and office equipment. The mill also has a 240 volt 200 Amp service to run small equipment when the Gen Set is not running. To do maintenance, this is an ideal set up.

There is a separate building that houses the Billet Mill. It was used to manufacture billets made of ash logs that were used by Rawlings in nearby Dolgeville to make baseball bats. The expansion of the mill in the 1980’s was done with the addition of a newer wood building with more equipment and labor force to manufacture the billets. Although all of the equipment is still in this building, this building with its view of the large pond could be converted to be used as a home. It is a great spot. It is far enough from the road for privacy and still close enough to the mill and the roadway so plowing wouldn’t be a problem in the winter. There is a small garage next to the billet mill.

Located on this parcel farther down the road, there is a trailer on a concrete pad with assorted out buildings with water, sewer and separate electric service. The trailer is the property of the tenant. They have been there for years and pay a very reasonable $200/month.

The saw mill is on a large concrete slab and the sawmill itself was new in 1988. This parcel has 1,422 feet of road frontage. On this eastern parcel is the saw mill, Gen Set building, billet mill , small garage and beaver pond The western parcel has an office building which has burned and has not been replaced and a small garage. It has 450 feet of road frontage with 7 acres, its own electrical entrance, concrete slab and sewer. It does not have water. This side was used as the log yard. It borders the East Canada Creek and at one time had a small landing strip for one of the Helterline brothers who was a private pilot.
