An hour from the hustle and bustle of the carnival city of Rio de Janeiro, a quaint, safe and tranquil paradise called Maricá awaits you.

Maricá is a quiet coastal town where unhurried life is the norm. It is a place of immense natural beauty and nice, friendly people. Large enough to have the amenities you would need on a daily basis, Maricá is just the right size not to have the hassles of city traffic and high tourist prices. With a population of over 100,000 people, Maricá is a small city with lots of great things to offer.

Considered as the entrance to the Lakes and Beaches Region, Maricá is one of the most beautiful cities in the State of Rio de Janeiro. Without a doubt, it is blessed with natural beauties – from gently rolling hills to unique mountain peaks; from a canal to four interconnected lakes; from the Atlantic Ocean to 45 kilometers of white sandy beaches; from verdant meadows to a town center that continues to show growth and positive changes.

Maricá has the amenities to boot. It has an excellent hospital, several medical clinics and doctors’ offices, drugstores, restaurants and bars, grocery stores, gas stations, several churches of various denominations, native craft stores, nightlife, and a great town plaza that is a perfect place for an evening stroll, have a drink of local beer varieties, a bite of local delicacies and meet the locals. For the active and athletic visitors, our town offers several types of sports such as surfing, body boarding, jet-skiing, fishing, boating, hang-gliding, rock climbing, biking, motor cross riding, hiking, diving, windsurfing, sailing, kite surfing, tennis and much more. There are several nearby museums, a water park, historical landmarks, annual carnival festivities, shopping, botanical gardens, rainforests, environmental preserves, sightseeing, nightlife of dancing to samba music or karaoke singing, cable car rides, excellent food, art, great culture and its biggest assest, its warm and very friendly people!!!

Marica is about an hour from the famous city of Rio de Janeiro, world-renowned beaches such as Copacobana, Ipanema, Flamengo, Botafogo and Cabo Frio, the Rio international airport, and the must-see tourist attractions Statue of Christ and Sugar Loaf Mountain where one is confronted with breathtaking and incomparable sceneries. It is only 35 minutes from its neighbor city Niteroi, which has a population of over 1,000,000 people.

Living costs are about 25 percent of that of Europe and North America. Property taxes are about $200 a year. Fulltime caretaker services are about $150 a month. Transportation by bus to the city of Rio de Janeiro costs about $2 – $3 or by a private taxi for about $30. Depending on your lifestyle, you could live in Maricá for about $7,000 a year – and comfortably at that!

Now is the best time to invest in Brazil because of the following reasons:

The Brazilian Real is steadily growing at 25% per year against the dollar.
The economy will continue to grow.
Publicly-traded companies plan to invest heavily.
Brazilian balance sheets show vigorous profits.
Foreign investment is plentiful.
International credibility is high and risk is low.

The Federative Republic of Brazil is the largest and most populous country in South America
Spanning a vast area between the Andes and the Atlantic Ocean, it bordersUruguay, Argentina, Paraguay, Bolivia, PEru, Colombia, Venezuela, Guyana, Suriname, and French Guiana. Brazil had been inhabited for at least 6,000 years by semi-nomadic populations when the first Portuguese explorers, Led by Pedro Alvares Cabrall disembarked on 1500. Over the next three centuries it was re-settled by the Portuguese and exploited mainly for brazilwood at first, and later for sugarcane agriculture. Work on the colony was based on slavery. In 1808 King Joao VI of Portugal, fleeing from Napoleon, relocated to Brazil with the royal family , nobles and government. Though they returned in 1821, the interlude led to the opening of commercial Ports to England – at the time isolated from most European ports by Napoleon – and the “elevation” of Brazil to the status of a United Kingdom to Portugal’s Crown. In 1822 the then prince-regent Dom Pedro I, declared independence on September 7, 1822, establishing the independent Empire of Brazil. This lasted until the next emperor, Dom Pedro II was deposed and a republican based federation was established in November 15, 1889.

Brazil is characterised by the extensive low-lying Amazon Rainforest in the north, and a more open terrain of hills and (low) mountains to the south, home to most of Brazil’s population and its agricultural base. Along the coast of the Atlantic Ocean are also found several mountain ranges, amongst which the highest peak is the Pico da Neblina at 3,014 m. Major rivers include the Amazon, the largest river in the world by volume, the Parana with its impressive Iguacu falls, the Rio Negro, Sao Francisco, Xingu, Madeira, and the Tapajos Rivers.

Brazil’s $558 billion economy grew 5.2 percent in 2004 as the world’s biggest producer of sugar, iron ore and coffee, boosted trade with expanding economies such as China, pushing exports to a record surplus of $96.5 billion, a 32 percent increase over 2003’s $24.8 billion surplus. The Brazilian currency is now bouncing close from new five-year highs. This year’s advance extends the real’s gain to 25 percent over the past 12 months, which is also the biggest gain in any currency in the world over the last year. Brazil is overcoming its national debt, which has consumed a disproportionate fraction of its GNP. This is due to an increase in exports the economy of Brazil is growing above expected pace and the overall feeling is optimistic for the year 2005. The industry accumulates growth of 8.3% in the year and 7.4% in the last twelve months.

Widely diverse yet unique, incomparable yet reachable, huge yet conquerable, Brazil exists to mesmerize the world.
Brazil is one country with a WOW factor associated with it. From its luxuriant geography, abundant natural resources, omnipresent dazzling panorama, year-round tropical weather, booming agricultural industry, language that is unique from its surrounding neighbors, ultra-rich cultural potpourri and most of all, its beautiful, friendly people of varied colors and ethnicities, Brazil shines brightly and strictly on its own.

Brazil is nothing short of being blessed naturally. It is the fifth biggest country in the world and the largest in South America. It occupies 47.3% of the continent with its area of over 3.3 million square miles or 8.5 million square kilometers. Distributed throughout this wide expanse are diverse geographical features. There is the legendary Amazon in the north, which holds one-fifth of the world’s freshwater together with rainforests, long stretches of sparkling white beaches, unique mountain peaks, hills, plateaus, numerous waterfalls, sand dunes, dazzling lakes and rivers.
Brazil is rich historically but its development and growth as a nation have not been as tempestuous as other Latin American countries. Culturally it is just as opulent and varied. Festivals such as the world-renown carnival in Rio de Janeiro and other festivities abound. Cuisine and raised crops differ from east to west and from north to south. It is the only Portuguese-speaking nation surrounded by Spanish-speaking neighbors. Yet Brazil has no enemies. It doesn’t have earthquakes, tornadoes, hurricanes and tsunamis, either.

There is no lack of things to do and see in this huge country. Rio de Janeiro has museums, theatres, parks, shopping malls, nightclubs, and other forms of entertainment. Sites to see are the Statue of Jesus Christ at the zenith of Corcovado, the famous Sugar Loaf Mountain, Maracaná (the biggest stadium in the world). Brazi also has to offer the majestic Iguaçú Falls, rainforests and the Amazon river and the sand dunes in northern Brazil to name a few. Water sports like swimming, scuba diving, snorkeling, surfing, body boarding, water-skiing, jet-skiing, fishing, shrimping, boating, hang-gliding, paragliding, rock climbing, biking, motor cross riding, hiking, diving, windsurfing, sailing, kite surfing, wake boarding, knee boarding, body boarding, kayaking and canoeing are available. You can also enjoy other sports such as tennis, volleyball, bowling, bicycling, mountain biking, horseback riding, rock climbing, hiking and of course, the Brazilian’s favorite sport, football. You can do whale watching and there are yacht clubs and marinas in numerous places.
Despite the vastness in area and the varied geography and culture, one aspect that remains the same is the friendly, hospitable and great looking citizens whose admirable sense of freedom and passion for the sun, fun, frolic and frivolity radiate throughout this gem of a country called Brazil. The country of Brazil offers a perfect combination of friendly and cheerful people, a breathtaking landscape, and ideal weather. Boasting 12 sunny months per year, with an average year-round temperature of 23-27°C (73-81°F), the Brazilian coast is world-wide known and held among the most beautiful scenic natural landscapes. Due to favorable currency exchange, ideal weather, and unparalleled natural beauty, NOW is the time to purchase your future “home away from home” in the friendly and always sunny country of Brazil.

2107 NE 25th Street, Cape Coral, Florida, 33909

  • The reserve price for this property is set at the mortgage amount.  However, this home is in pre-foreclosure and the lender is willing to accept a lower amount, called a bank short sale.

  • What is a short sale?  A short sale occurs when a home owner is in pre-foreclosure and the mortgage amount is higher than the market value.  With a short sale, a bank is willing to take a settlement and will often forgive the homeowner’s debt.  By avoiding an actual foreclosure and taking a lower settlement, the lender can save thousands of dollars in litigation costs, holding costs, work hours, and more.

  • The highest bid for this auction will be presented to the bank and the contract will be subject to third party lender approval.

  • Short sales can be a great opportunity to buy below market and appraised value.

  • Please bid only if you intend on buying this property.  Be aware that the short sale approval process can take up to three months to complete.  Again, contract will be contigent on the owner’s lender approving the short sale.  All information is deemed to be reliable but not guaranteed.  Please perform your own due diligence before buying any property.

How did we calculate the 5 year gain and annual average return in this chart?

Estimated 5 year value:
Ebay’s neighborhood profile states that the 30260 zip code in which the property is located appreciates on average at 8.6%. In order to be conservative, we have used a 5% appreciation rate which results in a $165,916 value in five years.

Approximate balance on 1st mortgage: The first mortgage was recorded on June 15, 2000. The approximate balance is based on a standard amortization schedule for a 30 year mortgage as of 11/2012 (approximately 5 years from the start of this listing).

Equity: Equity is the value in five years less the approximate mortgage balance in 5 years.

Cash received from monthly income: Calculated as the property’s monthly net income of $318.04 after taxes, insurance and maintenance x 12 months x 5 years.

Total gain after 5 years: Calculated as equity gained, plus cash received from rent less bid paid.

Average annual return: Calculated as Total gain after five years divided by 5 years divided by the winning bid amount.

Who is the seller?
The property is owned by Home Mortgage Solutions, Inc. and its sister company Relocation Services of Georgia, Inc. We are a mortgage brokerage that specializes in property flips and maintain a license as a property management company.

What is the seller’s Ebay rating?
We have been a member of the Ebay community for over 7 years (since 4/2000), have been the seller in over 100 transactions (many of which were over $50,000) and have a 100% positive rating with no negative feedback.

Why are you selling this property instead of keeping it yourself?
We purchased this property with the expectation that it would be vacated, renovated and flipped. However, we are now quite certain that the tenant is capable and willing to lease on a long term basis. As such, this is a truly outstanding opportunity for the “buy and hold” investor to own a hands-off, maintenance-free rental property with an outstanding tenant. Our preference is to recover the funds that we have invested in order to acquire properties that can be flipped.

What is the property’s history?
The tenants were the previous owner and experienced non-recurring financial hardship (medical). After paying on time for 7 years, they became behind in their payments. We purchased the house and leased it back to them.
Although they would like the opportunity to purchase the house (which creates a tremendous upside opportunity and exit strategy for the winning bidder), they have been there for seven years and are likely to continuing leasing for seven more. As such, with their financial situation again under control, they are again paying like clockwork and are looking forward to remaining in their family’s home for many years to come, making this an ideal buy and hold rental property.

How could I get cash out of the property?
After you own the property, you could refinance using a 90% LTV first mortgage. The property appraises for $130,000 and therefore it would be possible to obtain a $117,000 1st mortgage. After paying off the $69,000 current first mortgage, your gross cash out would be approximately $48,000.
What will happen if I win the auction?
At the end of the auction, we will need four things:

  • Payment by paypal, certified funds, or check in the amount of your bid.
  • Your name or company name as it should be listed on the deed.
  • The mailing address at which you wish to have the recorded deed Federal Expressed.
  • The mailing address at which you wish to receive future rent payments from the tenant.

Within 48 hours of receipt the above we will record the deed and Fedex a tabbed and organized binder containing the following:

  • Your stamped, notarized, recorded deed (transferring ownership to you),
  • All postdated rental checks (starting with the first month after the auction closes)
  • A copy of our letter to the tenant (and proof of delivery) advising them that the property has been sold and that all future correspondence and rent payments should be made to you or your company.
  • A copy of the assumed loan details, including payment address, account number, lender phone, and proof of balance.
  • Tenant data sheet, including contact information, employment information, social security number, date of birth, photocopy of drivers license and nearest relative contact information.
  • Lease and notarized assignment of lease to you or your company.
  • Copy of the appraisal.
  • Copy of third party title search.
  • Cover letter including our contact information in the event that post-sale assistance or information is needed.

What are the payment terms of this auction?
Payment in full is due within 3 business days.
Are there any additional closing costs?
No. We are a mortgage company and record our own deeds. The taxes and recording costs will be approximately $142 and will be paid by us. The cost of the Fedex shipping of the notification to the tenant and cost of the Fedex shipping of the deed and rental checks to the winner bidder will be paid by us. Your final bid will be the only amount that you will pay.

How do I pay for this?
We accept paypal, credit cards via paypal, and certified funds. We will accept a personal or business check, however, we will wait 14 calendar days for the check to clear before recording the deed.

How will the tenant know to pay me?
The tenant has provided 12 postdated checks for payment of the rent at the time of the lease renewal. We will sign over all checks that are dated for the month following the conclusion of the auction to the winning bidder. Additionally, we will Fedex a letter to the tenant (with a copy to the winning bidder), advising the tenant that the property has been sold and advising the tenant of your address for future rental payments and correspondence.

How will I pay the assumed mortgage?
We will include the loan details, payment address, etc. in the Fedex along with your deed. You can mail a check each month for payment, the lender accepts pay by phone, or you can set up an automatic payment (ACH) with the lender.

How can I have no personal liability?
The mortgage was recorded in 4/2000 when the tenant originally bought the property. The tenant subsequently provided our company with an assignable assumption of the mortgage. Although the deed will transfer to your name, the mortgage (Clayton County, Book 4427, Page 128, FHA case # 101-9337951) remains the liability of the original borrower. This creates an ideal investment in which you as the property owner reap the benefit of the rental income and property appreciation without the need to qualify for or incur personal liability as a result of the financing.

What if I don’t pay the assumed mortgage?
As with any financed property, failure to pay the mortgage will result in foreclosure and loss of your property. Please note that this is an on-time tenant with a long-term residency that creates an outstanding long term gain for the winning bidder. As such, we highly recommend handling the assumed mortgage responsibly.

What is the possibility of the tenant defaulting?
The tenant has lived in this property for over 7 years and has been at the same job for over 20 years. The tenant’s length of residency; the fact that (with the exception of three months) she has paid on time for the last 7 years; and the fact that she pays by postdated checks a year in advance would indicate that the probability of nonpayment is very low.

What would happen if the tenant defaults?
You would have the option to lease the property in order to continue receiving a monthly income or to list the property for sale in order to cash out your equity. Local real estate companies are available to assist in either avenue. Either would be a profitable option with no personal liability.
I am out of state, will you manage the property for me?
We specialize in flips and do not manage “buy and hold” real estate. As an alternative, we will be happy to give you the names of several local property management companies. However, the tenant pays for all maintenance; will be there for many years to come; and pays each year with twelve post-dated checks for the next year. In brief, all that you will need to do is deposit a rent check and pay a mortgage payment. It is highly unlikely that you will need a property management company for this property, regardless of your location.

Part of this lot is covered with timber and brush but with some hard work could be cleared out to run some horses or livestock on.

This is a NO RESERVE auction, whatever it brings it brings. This is a RARE opportunity to purchase and continue the restoration of this beautiful Victorian home.

For additional pictures of this auction, please see auction # 190165175436 by clicking on my other auctions over to the right.

This house is a fixer upper and does need work. The home has so much character. The exterior of the house is painted pink. The roof over the main portion of the house has recently been replaced. The smaller portion of the roof over the kitchen has not been replaced and needs to be replaced. From my inspection, it doesn’t appear to be leaking anywhere inside the house.. A new deck was built off of the front door. There is a back porch, however, it could stand to be replaced. There is some really nice original woodwork on the outside of the home as well. The outside entrance to the basement needs to be repaired, however, there is an inside entrance to the basement. The home is perched on a small hill and its character really makes it stand out. This would be a home anybody would be proud of.

The interior of the home consists of several different rooms. The downstairs has a kitchen, large dining room a large living room and a bathroom. The upstairs has 3 nice sized bedrooms and a bathroom. The prior owners turned the downstairs bedroom into a really nice sized bathroom. As stated earlier, the bathrooms have been updated with a new tub/ shower and vanity’s. The kitchen has also been updated with new cabinets and countertop as well as new flooring. All of the work has been done for you in these areas. There is some BEAUTIFUL ORIGINAL woodwork in this home and we tried to capture this woodwork in the pictures below. There is a nice sturdy open staircase and a built in china cabinet. These features are Rare and hard to find in any home in this good of shape. The hardwood floors are all in good shape as well. The woodwork around the windows and room entrances are all extremely nice. I am not sure what kind of wood the woodwork is but it is impressive. There is a newer front door and newer side door as you enter the home. The living room has new carpet in it and is a large sized room. The 3 upstairs bedrooms all are nicely sized with the original hardwood floors. Each room in the house has hardwood floors with the exception of the kitchen and dining room. One of the great things about this home is that all of the rooms are nice sized. The electricity was on in the house and did work. It is currently turned off. I have not used the plumbing or had the water turned on so I can’t guarantee whether the plumbing works or not, but I would guess that it does. The prior owners put in a baseboard heating system, I have not had it on so I can’t guarantee whether it works or not. There is also a furnace downstairs, but I don’t believe that it works. The home has a partial basement where the furnace is located.

Even though a lot of work has been done on this house, it is still a fixer upper. It is my opinion that you can live in the house while you do the repairs. I do not guarantee anything about the house and is sold AS IS, WHERE IS. There might be some work that needs to be done that I am not aware of. It would make a wonderful house to live in, rent or to fix up and resell. Blockton offers the peacefulness of small town living and is only approximately 2 hours from Omaha, Nebraska, Kansas City, Missouri and Des Moines, Iowa. Blockton is approximately 15 miles from Bedford, Iowa and is also approximately 45 miles from Maryville, Missouri which is a town of approximately 10,000. It is the home of Northwest Missouri State University and has a Walmart Supercenter, nice restaurants and employment opportunities.

There is a $3,500 NON-REFUNDABLE GOOD FAITH DEPOSIT (CASHIERS CHECK) overnight services at the close of the auction the next business day. In other words the day the auction is over, the next day you have to send out the cashiers check. I also accept wire transfers. I DO NOT ACCEPT PAYPAL. This payment is deducted from the purchase price of the building. You will also be responsible for $450 of costs at final closing. That’s all the closing will cost you is $450.

We will need to close within 30 days from the end of auction; prior to bidding, please make certain that you have made appropriate arrangements to secure funds to meet the 30-day closing requirement. Should circumstances warrant an extension beyond the 30-day closing deadline a penalty charge of $1000.00 per week up front will be required. This may sound a little “stiff” but due to past experiences, we find it necessary to do because we have had people bid without actually having made financial arrangements prior, and the closing drags on for months and sometimes never happens. I would be happy to show the property to anybody that is interested before the auction closes, however once it closes it is AS IS, WHERE IS. Please realize that these are my opinions on the house. Other people may see things differently. You may see things that might need fixing that I didn’t realize. This is a matter of opinion and in no way is the house being misrepresented to you.

THIS HOUSE IS FREE AND CLEAR OF ALL DEBT AND YOU WILL GET A WARRANTY DEED AND ABSTRACT AS WELL AS A TITLE OPINION FROM AN ATTORNEY. IOWA PROVIDES ABSTRACT AND ATTORNEY TITLE OPINIONS INSTEAD OF TITLE INSURANCE. YOU ARE BIDDING ON THE TOTAL PRICE OF THE HOUSE AND THE LOT IT SITS ON. ON THE CLOSING YOU DON’T HAVE TO BE PRESENT, IT CAN BE TAKEN CARE OF THROUGH THE MAIL.

It has city water city sewer and the electricity is on right now so I know that works. As far as plumbing works, I don’t know but I would say yes but I am not guaranteeing it. Industrial Sawmill in Adirondak Park – Stratford, NY

Here is the auction

Available to the highest bidder a large production sawmill located on 22 acres in the southwest of the Adirondack Mountains, Stratford, NY, Fulton County on Emmonsburg Road. This property has two parcels; the parcel on the east side of the road has 15 acres, the main buildings are located on this parcel. The other parcel on the west side of the road has 7 acres.

Contained on these parcels is a beaver pond, beautiful views of the East Canada Creek and the wild Adirondack Forest as its other borders. The property abounds with hiking trails for wildlife that includes deer, bear, beaver, partridge, moose, mallards, loons, bald eagles, hawks, owls and more. The East Canada Creek is a tributary to the Mohawk River that flows to the Hudson River and eventually into the Atlantic Ocean in New York City. It is known for its fine fishing with many cold water stream fish. It’s great for fly fishing. The noise level is mostly from the loons, geese and bull frogs. See local Photos!

Within 10 minutes of the property, you will see Crystal Lake, Pleasant Lake and Long Lake. Within 20 minutes are Third and Fourth Lake and Indian Lake and only 25 minutes from the property is Caroga Lake, Pine Lake and Canada Lake. Piseco Lake is 30 minutes away. This is a great property. The area supports the largest snowmobile association in NYS called the Salisbury Ridgerunners. Within 10 miles is the largest natural beaver preserve in NYS, known as Beaver Sprite. Although only 30 minutes from the NYS Thruway Little Falls exit, it seems like it is another world of natural beauty and tranquility.

The sawmill was started in the 1940’s by the Helterline family. We purchased it from them when they retired. We successfully ran the mill from 1990 until 2001. It provided us with a quality product and a steady income for many years. When we first started running the mill, it provided us with lumber for our own use while we built and remodeled property we own in the Mohawk Valley. We later opened a retail lumber yard in Little Falls known as Mill Street Lumber and then expanded to Herkimer and opened a much larger retail lumber yard known as Herkimer Lumber. We also did a lot of our own logging plus buying logs from local loggers.

The sawmill was designed as a production mill producing over 20,000 board feet of lumber/shift. It is set up as a four man operation with the log operator also doing the debarking. The next operator is the sawyer, who controls the dimension of the log being cut using a vertical edger and a four foot main saw and three foot top saw (allowing for logs up to 4′ in diameter). The next operator controls the trim saw that cuts the lumber to size. With the lumber falling on the grading platform, it can be sorted by the stacker or graded in the case of hardwood.

The saw mill operation is powered by a large Caterpillar Generator Set (Gen Set) in a separate building. The Gen Set at time of purchase was the largest manufactured for industrial application and has less that 1,100 hours of use. All of the industrial equipment is designed to use 480 volt 3 phase power. The mill also had an inverter that converts energy for all other application such as lights, 220 motors, compressors and office equipment. The mill also has a 240 volt 200 Amp service to run small equipment when the Gen Set is not running. To do maintenance, this is an ideal set up.

There is a separate building that houses the Billet Mill. It was used to manufacture billets made of ash logs that were used by Rawlings in nearby Dolgeville to make baseball bats. The expansion of the mill in the 1980’s was done with the addition of a newer wood building with more equipment and labor force to manufacture the billets. Although all of the equipment is still in this building, this building with its view of the large pond could be converted to be used as a home. It is a great spot. It is far enough from the road for privacy and still close enough to the mill and the roadway so plowing wouldn’t be a problem in the winter. There is a small garage next to the billet mill.

Located on this parcel farther down the road, there is a trailer on a concrete pad with assorted out buildings with water, sewer and separate electric service. The trailer is the property of the tenant. They have been there for years and pay a very reasonable $200/month.

The saw mill is on a large concrete slab and the sawmill itself was new in 1988. This parcel has 1,422 feet of road frontage. On this eastern parcel is the saw mill, Gen Set building, billet mill , small garage and beaver pond The western parcel has an office building which has burned and has not been replaced and a small garage. It has 450 feet of road frontage with 7 acres, its own electrical entrance, concrete slab and sewer. It does not have water. This side was used as the log yard. It borders the East Canada Creek and at one time had a small landing strip for one of the Helterline brothers who was a private pilot.
